In Beverly Park, the Asking Price Is Where the Conversation Starts

November 5, 2026

Over the last five years, only one Beverly Park asking price has come close to the eventual sale price. That was 71 Beverly Park, which Paris Hilton and Carter Reum bought for $63.1 million in June 2025, about 7 percent below a $68 million ask set three months earlier. The same estate had sold in 2023 for roughly $33 million less than its first asking price.

In 2025, the ask held because a recent sale had already set the price. When no recent sale exists, the first ask works as a seller's hypothesis, and Beverly Park sellers have spent the last several years revising theirs.

One estate, two very different gaps

Both sales at 71 Beverly Park involved the same house. What differed was whether the seller had a recent sale price to start from.

  1. 2022: The Mark Wahlberg estate comes to market at nearly $88 million.
  2. February 2023: It sells for $55 million to an LLC reported as tied to Gu Fang. Her husband is Xu Hang, a co-founder of Mindray.
  3. March 2025: The new owners list it at $68 million.
  4. June 2025: Hilton and Reum close at $63.1 million, as The Real Deal reported, citing The Wall Street Journal.

The first cycle ended about 37 percent below the original ask. In the second, the seller asked about 24 percent above a price paid two years earlier, the gap closed to roughly $4.9 million, and the estate went under contract within about three months of listing, according to The Real Deal's account of the deal. With the 2023 sale on record, the seller had a figure to price from and the buyer had a figure to measure against, so both sides were negotiating from the same number.

The estate is a Richard Landry design of more than 30,000 square feet on about six acres. Square footage and acreage that large give the market few true comparables, which leaves recorded trades as the main reference point.

The asks that had nothing to lean on

Several other Beverly Park listings over the same period had no recent sale behind them. One was a long-held family estate, one a new speculative build, and one a house that last changed hands in 2010.

Estate First reported ask Latest reported figure Last recorded trade before listing
Sylvester Stallone estate $110 million, 2021 Sold to Adele for $58 million, 2023 Not part of the reporting
23 Beverly Park Terrace, Rod Stewart $70 million, June 2023 Raised to $80 million, cut to $74 million, then withdrawn in 2024 Lot bought in 1991 for $12 million
73 Beverly Park Lane $89.9 million, May 2024 Just under $80 million since December 2025 New speculative construction
77 Beverly Park Lane $68 million, April 2026 $54.5 million after a September 29, 2026 cut Conveyed to the current owner entity in 2010

The Stallone sale closed about 47 percent below its first ask. Stewart's English Country-style estate on 3.3 acres raised its price by $10 million in December 2023, a period when The Real Deal noted that other luxury sellers in Los Angeles were cutting. It then gave back $6 million in February 2024 and was later taken off the market, according to The Real Deal. Neither seller had a recent comparable to price from, and both first asks were well above where the market eventually settled.

The newest example is 77 Beverly Park Lane, a Tuscan-style estate of 27,000 square feet on two flat acres. A Delaware entity has held it since 2010, and Prince reportedly rented and recorded there in 2008 and 2009. It came to market in April 2026 at $68 million, which The Real Deal calculated at $2,519 per square foot. Mansion Global reported that the ask fell by $13.5 million on September 29 to $54.5 million. That works out to about $2,019 per square foot, a reduction of roughly 20 percent within six months. As of the latest reports, $54.5 million is the asking price.

The revised ask at 77 sits about $8.6 million below what Hilton and Reum paid for 71 in June 2025. That makes a recent trade the price anchor for the street once again, even though 71 is the larger house on more land.

What a parcel with approved plans is worth

The other current listing on Beverly Park Lane shows a second way a seller can supply a reference point when there is no recent trade. Paradigm Developers' Todd DeMann built 73 Beverly Park Lane on speculation with Harrison Design and Mike Moser Studio. The house is about 28,000 square feet and includes a primary suite of roughly 5,000 square feet, two kitchens, a screening room and a fruit tree orchard. It first sought nearly $90 million, came off the market in March 2025 and returned in December 2025 just under $80 million, an 11 percent reduction that The Real Deal calculated at $2,807 per square foot.

The relisting also brought a new option. A buyer can add the adjacent parcel at 74 Beverly Park Lane, which carries approved plans for a home of about 29,000 square feet. The two properties together span 4.5 acres, according to The Real Deal. As of The Real Deal's April 2026 coverage, 73 was still the most expensive listing in Beverly Park, asking nearly $80 million.

The community's association has its own stake in what gets built. In 2014, the North Beverly Park Homeowners Association sued the owner of a Beverly Park Lane estate, alleging work the association had never approved, as The Real Deal recounted. The association later asked for the case to be dismissed. For a buyer pricing a future build, plans that already carry approval give a starting point that bare land does not offer.

The tax line scales with the negotiated price

Beverly Park has a Beverly Hills 90210 mailing address, but it sits in the Beverly Hills Post Office area of the City of Los Angeles. That location puts every sale here under the city's real property transfer tax and Measure ULA.

According to the Los Angeles Office of Finance, conveyances closing after June 30, 2026 at $10.9 million or more carry a 5.5 percent ULA rate on top of the 0.45 percent base tax, for a combined 5.95 percent. The base tax is calculated on net value, excluding any lien or encumbrance that remains on the property, and the ULA tax on gross value, including those amounts. No recent Beverly Park trade has come close to that threshold.

Applied to the figures in this market at today's rates, and assuming no liens remain on the property at the time of sale:

Price ULA at 5.5% Base tax at 0.45% Combined city transfer tax
$54.5 million, current ask at 77 $2,997,500 $245,250 $3,242,750
$63.1 million, the 2025 price at 71 $3,470,500 $283,950 $3,754,450

On the same assumption, each $1 million of price moves the combined tax by $59,500, so the amount grows with every dollar the two sides agree on. This is general information and not legal, tax or financial advice. Buyers and sellers should confirm how the tax applies to their own transaction with a qualified tax professional or attorney.

Reading a Beverly Park listing against its history

For a buyer comparing Beverly Park with Bel Air, Trousdale or Hidden Hills, the most useful question about any listing here is what it last sold for and when. The recent record points to three patterns:

  • A recorded sale within the last few years has produced an ask close to the final price, as at 71 in 2025.
  • A first-time, long-held or newly built listing has started high and reset, often by eight figures, as with the Stallone, Stewart, 73 and 77 estates.
  • A listing that comes with approved plans or an added parcel, like the 73 and 74 package, gives a buyer more to price than the house alone.
