Christie’s International Real Estate has released its 2025 Global Luxury Real Estate Forecast, featuring observations, insights and predictions from broker-owners and Masters Circle agents throughout our worldwide affiliate network. Overview

The 2025 report includes our Regional Forecast, highlighting activity and predictions in leading real estate markets around the world; a look at emerging luxury markets; a deep dive into trends in luxury real estate; an update from Christie’s; and a look at the 10 most significant sales in our network from the past year - including the sale of a record-breaking $152 million private island in Palm Beach, Fla., a £30 million countryside estate in England, and a $90 million Los Angeles mansion purchased with Bitcoin.

2025 Market Predictions

  • For the report, affiliate broker-owners and Masters Circle agents were asked to share their predictions for the luxury real estate market in the new year.

  • The findings showed optimism for the year ahead, with expectations of more inventory and more demand than 2024 in both the U.S. and EMEA/APAC.

  • Supply: Nearly all affiliates surveyed said inventory in their markets will increase or stay the same this year.

  • Demand: Three-fourths (74%) of American affiliates and 57% of EMEA/APAC affiliates expect an increase in demand in 2025, while a quarter of respondents in both regions expect demand to remain the same as 2024.

  • Price Expectations: Just over half (54%) of American affiliates said they expect prices to increase, 26% predict they will stay the same and 20% predict they will decrease. In EMEA & APAC, the numbers are more evenly split: 37% of affiliates predict an increase, 26% predict that prices will stay the same, and 37% predict a decrease in prices.

  • Perth, Western Australia: The once-remote capital of Western Australia now beckons international investors and homebuyers with its beauty and relative affordability.

  • Albania and Bulgaria (The Balkans): Having shed their “gray zone” reputation, the two seaside Balkan countries are on the precipice of rapid luxury growth.

  • Monmouth County/the New Jersey Shore, New Jersey, USA: Luxury oceanfront developments are placing a spotlight on the region, known for its great beaches, vibrant seafront communities and proximity to New York City.


The Pursuit of Authenticity: Luxury home buyers are embracing homes that offer character, history, and a unique experience

  • Luxury buyers are moving away from sleek, cookie-cutter modern styles in favor of homes that prioritize thoughtful design, authentic materials, and a connection to the surrounding environment.

  • Buyers are increasingly favoring architecture that reflects the local environment and heritage, such as Victorian and Regency designs in the U.K., and rustic homes in mountainous regions.

A Safe Investment: Luxury homebuyers and builders are ramping up home security

  • Two-thirds of U.S. Christie’s International Real Estate broker-owners and Masters Circle agents surveyed said home security is a growing concern for their clients.

  • Luxury homes are increasingly incorporating high-tech security measures including AI-enabled surveillance cameras, safe rooms, ballistic doors, biometrics, radar systems and acoustic sensors.

  • These buyers are motivated by concerns over crime and digital vulnerabilities, while being drawn by the allure of cutting-edge technology.

2025 Luxury Home Trends

  • Some luxury homebuyers are favoring homes with amenities that showcase their impressive collections of cars, art and more.

  • High-net-worth individuals are incorporating biophilic design into their homes in unique ways, with popular features including atriums, living walls, indoor gardens and water features.

  • Luxury homeowners are increasingly prioritizing health and wellness; in 2025, infrared saunas are expected to become the ultimate must-have spa feature.


The Climate Conversation: How a changing climate is impacting the world’s top luxury real estate markets

  • 59% of Christie’s International Real Estate broker-owners and Masters Circle agents surveyed say the implications of a changing climate are influencing real estate decisions in their market, from in- or outmigration, to building, to insurance costs, to the choice of where to live.

  • Climate change is pushing developers and governments to adapt new methods of building and prioritize sustainability.

  • Affiliates around the world share how climate shifts are impacting their markets, including San Francisco, California, USA; Geneva, Switzerland; Dubai; and Naples, Florida, USA.
